Questions About Roofing and Siding in Frisco

Fourteen answers, in three groups: the roof, the walls, and this site.

The Roof

How long does a builder-grade shingle roof last in Frisco?
Long enough to reach the first replacement conversation, and usually not much longer. Most Frisco houses were built in the 2000s and 2010s with composition shingles. The exact life depends on the shingle, the attic ventilation and the hail years it has been through, so this site does not quote a number of years as a promise; a contractor who has walked the roof can.
Do I need a permit to replace my roof in Frisco?
Yes. The City of Frisco lists replacing a roof with the same material as a Self Service permit, issued without plan review to an owner, a registered contractor or an agent. The permit guide on this site has the details and the city's phone number.
How do I know if my contractor is registered with the city?
Ask for its registration category and number. The city requires contractors to register with its Building Inspections Division before working in Frisco, and the Self Service permit application asks for the number.
Was my roof hit by the 2019 or 2024 hail?
If it was on the house on March 24, 2019 or March 14, 2024, it was in the area where hail was reported. Whether it was damaged is something only an inspection can say. The storm record page lists what was reported, where, and by whom.
Should I replace or repair?
A contractor decides that on the roof, not on the phone. In general a roof with one damaged slope or a few lifted shingles and plenty of life elsewhere is repaired; a 2000s roof with widespread granule loss, cracked shingles or hail bruising across every slope is replaced. The replacement and repair pages describe what each involves.
What are impact-rated shingles and are they required?
Shingles tested to a laboratory impact standard and sold in classes, with Class 4 the highest. Frisco does not require them. Whether an insurer treats them differently is a question for your insurer or agent, not for this site.

The Walls

Why is only the upper part of my house siding?
Frisco's zoning ordinance calls for one hundred percent masonry on main facades, with fiber cement siding allowed on up to half of the stories above the first where it sits over the roofline, and on features such as box-outs, bay windows and dormers. Most houses built here follow that pattern: brick to the eave, boards above.
Is fiber cement the only siding allowed in Frisco?
The ordinance names fiber cement for the upper-story allowance. A 2019 state law limits how far cities can restrict building materials that national codes approve, so what the city may enforce today is a question for the city's Planning or Building Inspections staff. This site reports what the ordinance says and does not predict how it is applied.
Does siding repair need a permit?
Unknown. No City of Frisco page this site read says whether siding work needs a permit. Ask the Plans and Permits counter at 972-292-5301.
My HOA has rules about exterior changes. Does that matter?
Yes, and they are separate from the city's rules. Most Frisco subdivisions have an association with an architectural review process. Check it before changing the color, profile or material of visible siding or trim.

This Site

Is Frisco Roofing & Siding a contractor?
No. It is a referral site. Your request goes to one independent roofing or siding contractor, which does all inspection, quoting and work under its own name.
Will I get calls from several companies?
No. One request goes to one contractor.
Does the site help with insurance?
No. This site has no role in filing, negotiating, adjusting or settling insurance claims and says nothing about what any policy pays. Those questions belong with your insurer or agent.
Are the photos on the site real jobs?
They illustrate typical conditions. They are not pictures of specific completed jobs and are not captioned as such.

A Question Not Here?

Ask it on the call. The contractor has heard most of them.
