Roofing and Siding in The Colony

The Colony is the oldest housing stock on this site: about 18 percent of homes from the 1970s and 17 percent from the 1980s, before a second wave in the 2000s and 2010s. Its median build year, 2001, sits between two different cities.

Two Cities in One

The original Colony, built in the 1970s and 1980s along the lake, is on its third or fourth roof. The newer sections, built since 2000, are in the same position as the Frisco cohort next door: original builder roofs at or near full age. A contractor driving across town meets both in an afternoon.

  4. 2000 to 2009
  5. 2010 to 2019
  6. 2020 or later

Six in ten occupied homes are owner-occupied, the lowest share among the towns on this site, which means a good number of calls here come from landlords and property managers.

The City's Re-Roof Handout

The City of The Colony publishes a residential re-roof requirements document. It states that a permit is required for sheathing and roof replacements, that applications may be made in person or online, that no unpackaged shingles, which it calls seconds, may be used, that all rotten decking or rafters are to be replaced as needed, that replacement shingles or shakes must be a minimum of Class C, and that the work follows the 2024 International Residential Code's section on underlayment, ice barriers, shingles, flashing and fasteners. A final inspection verifies the installation, or the homeowner may submit a waiver in lieu of it.

That is more than Frisco's pages say about what goes on the roof, and a contractor working both cities should know the difference. The document lists 972-625-1756 for questions.

Older Roofs, Older Details

  • Layers. A 1978 house may carry more than one layer of shingles. Tear-off is priced per layer.
  • Decking. Older sheathing, sometimes board or thin panel, may need replacement or overlay. The city's handout requires rotten decking to be replaced, so the per-sheet price matters here more than anywhere else on this site.
  • Siding. The 1970s and 1980s houses are more likely to be wood or composite sided, in larger areas than the upper-story fiber cement on newer stock. See siding replacement.
  • Fascia and soffit on a forty-year-old house have been painted several times and may be soft at the ends. See fascia, soffit and trim.

Questions From The Colony

Does The Colony require a roofing permit?

Yes. The city's re-roof handout says a permit is required for sheathing and roof replacements, and that a final inspection or a homeowner's waiver closes it.

What does Class C mean?

A fire-resistance classification for roof coverings; Class C is the minimum the handout allows. Most composition shingles sold today exceed it. Ask the contractor what class the quoted shingle carries.

Can the homeowner skip the final inspection?

The handout says a waiver can be submitted in lieu of the final inspection if the homeowner chooses. Whether that is wise is a different question; the inspection is the city checking the work for you.

Are the older lakeside houses more expensive to re-roof?

Often, for layers, decking and shape. The city's handout turns the decking question from optional to required.

A 1970s House or a 2010s One?

Both are covered. Say which, and the contractor knows what to expect under the shingles.
