Roofing and Siding in Plantation Resort

A real estate listing guide gives Plantation Resort's homes as built between 1988 and 2002. In a city where fewer than one house in five predates 2000, that makes this neighborhood Frisco's older cohort, and its roofs tell a different story from the one on the home page.

Frisco's Older Cohort

About 2,600 Frisco housing units date from the 1980s and 11,000 from the 1990s, and this community around the Plantation Golf Course off the Sam Rayburn Tollway is one of the places they stand. A house from 1991 has had time for two composition roofs and may be due for a third. One from 2001 is in the same position as the 2000s cohort elsewhere in the city: on its original roof, at full age.

That spread means a contractor cannot assume anything from the street. The question on every first call is the year the current roof went on, not the year the house was built.

Build years and home sizes (1,417 to 4,125 square feet, one and two stories, some attached homes): neighborhoods.com listing page for the community, a secondary real estate source, read October 2026. Citywide housing eras: U.S. Census Bureau, American Community Survey 2019 to 2023 five-year estimates for Frisco, as published by Point2Homes, read October 2026.

What Thirty Years Does to a House Here

  • A roof replaced in the 2000s went through April 2014, March 2019 and March 2024 and is itself at an age where a hail inspection doubles as an age check.
  • A roof replaced after 2019 or 2024 is young; the question is the workmanship of a job done in a busy season. See roof inspection.
  • Trim, fascia and soffit from the original build are now over twenty years old at best. See fascia, soffit and trim.
  • Siding on gables and chases from the late 1980s and 1990s may be wood or an early composite rather than fiber cement, and may be past repair. See siding replacement.

Golf Course Lots

Houses backing onto the course have one long elevation facing open ground, which is the side that takes the weather. Hail inspections and siding checks here start on that side. Course-side lots also attract golf-ball damage to rear-facing siding and windows, which is not hail but looks like it from the ground.

Association

Plantation Resort has an association with amenity centers and published fee ranges. This site found no published roofing or exterior rule for it and states none. Ask before changing a visible shingle color or trim material.

Questions From Plantation Resort

Is a 1990s Plantation Resort house on its original roof?

Almost never. The question is when it was last replaced, and the permit record or the previous owner's paperwork is where to look.

Does the older stock here mean more siding?

Possibly. The masonry and fiber cement standard in the current zoning ordinance was adopted later; what is on a late-1980s gable here is whatever the builder used at the time. A contractor identifies it on site.

Are attached homes covered?

Yes. Attached and duplex-style homes have shared roof lines, and a repair or replacement on one usually involves a conversation with the neighbor.

Which way does hail come from here?

The dated storms crossed the area from the west and southwest, but the only way to know which slopes were hit is to walk them.

A 1990s House With a Roof of Unknown Age?

Say so. That is the most common call from this neighborhood.
