Fascia, Soffit and Trim in Frisco

The painted wood at the roof edge is the oldest finish on most Frisco houses: original paint, original caulk, twenty summers of sun. It is where peeling, soft spots and woodpecker holes show up first, and where gutters hide the damage.

In Brief

Fascia is the board at the roof edge the gutter hangs on; soffit is the underside of the eave; trim is the rest, around windows, at corners and along the frieze.

On the 2000s cohort these parts are at the age where paint has failed and water has reached the wood. Repairs are small when caught, and the replacement material is usually fiber cement or PVC that does not need the same care.

Soffit vents are the intake for attic ventilation; a painted-over or blocked soffit shortens the life of the roof above it.

What Fails, and Where

  • Fascia behind gutters. Overflowing or back-pitched gutters keep the top of the fascia wet. The rot is invisible until the gutter is pulled or a strap screw spins in soft wood.
  • Fascia ends at rakes and returns, where end grain drinks water.
  • Soffit panels, sagging where a fastener has rusted through or where a roof leak above has soaked them.
  • Frieze boards and corner boards, often wood on an otherwise fiber cement wall, and the first to split.
  • Window trim on upper stories, with hail chips on the storm-facing sides and failed caulk at the head.
  • Woodpecker damage in wood trim near greenbelts, creeks and older trees.

Repair and Replacement

A section of fascia can be cut out and replaced with the gutter temporarily dropped; the new piece is primed on all faces and the gutter re-hung with new hangers, since the old hanger holes are usually part of the problem. Soffit panels are replaced in sections. Trim is replaced piece by piece.

Replacement material is a choice. Primed wood matches the original and needs the same paint cycle. Fiber cement trim and cellular PVC trim do not rot and take paint well; PVC in particular is common for corner boards and window trim on re-trim jobs. The quote should name the material.

General trade practice.

The Roof Connection

Fascia and soffit are the roof's edge. Drip edge metal, which Frisco's submittal guide requires at all exposed decking, laps over the fascia; gutters hang from it; soffit vents feed the attic that the ridge vents exhaust. A re-roof that leaves soft fascia behind the new drip edge, or a gutter crew that screws into rot, has built on a bad foundation. When the roof is being replaced, ask for the fascia to be checked at the same time; the scaffold is already up.

Questions on This Page

Can fascia be repaired without removing the gutter?

Short sections sometimes; usually the gutter is dropped and re-hung, which is also the moment to fix its pitch.

Should the soffit be vented?

Nearly always, in balance with the ridge or box vents above. A contractor can tell whether the existing soffit has enough open area.

Is PVC trim allowed in Frisco?

Nothing this site read in the city's ordinance addresses trim material. Associations sometimes do; ask yours.

Why does the paint fail on the trim first?

It is wood, it is horizontal in places, and it faces the sun with no overhang above it. Fiber cement walls below outlast it.

Peeling, Soft or Pecked?

Say which side and roughly how much. Trim jobs are quick when the weather is dry.
