Roofing and Siding in Stonebriar
Stonebriar's listing page gives build years from 1987 to 2021 and homes from under 2,000 square feet to over 12,000. No other Frisco neighborhood on this site spans that much. The roofs span it too.
Big, Cut-Up Roofs
A 6,000-square-foot house on a Stonebriar lot does not have one roof; it has a dozen slopes meeting in hips, valleys, dormers, turrets and porch roofs, often at more than one pitch. Every intersection is a flashing detail, every dormer has two cheek walls of siding, and a hail inspection that would take an hour on a production house takes a morning here. Quotes are priced by the square and by the complexity, and the complexity is what sets Stonebriar apart.
Sub-areas such as Chase at Stonebriar, Creekside at Stonebriar and Villages of Stonebriar Park were built at different times, so a street can hold a 1990s house and a 2010s house side by side.

What Changes With Size
- Material options widen. Larger homes here carry tile, slate and standing-seam metal as well as composition shingles. A material change on a re-roof may not fit the city's same-material Self Service permit; see the permit guide.
- Access is gated. The contractor needs gate arrangements for crews, a dump trailer and material delivery, which adds a day of logistics to the schedule.
- Upper-story siding is a larger share. Multiple gables, dormers and chases above a masonry first floor mean more fiber cement per house, and more roof-to-wall flashing. See upper-story and dormer siding.
- Steep pitches on the grander plans mean scaffold and fall protection, which belong in the quote.
Course-Facing Elevations
Two golf courses run through the community. Houses on them have a long rear elevation facing open ground, which is the side the dated storms reached first. Inspections start there.

Association
Stonebriar is gated with published association fees. This site found no published exterior rule and states none. Material and color changes almost certainly need architectural review; ask before the quote is final.

Questions From Stonebriar
Does a tile or slate roof need a different contractor?
Usually. Not every roofer in Collin County works tile or slate. Say what the roof is and the request goes to a contractor who does.
How long does a hail inspection take on a large Stonebriar roof?
Half a day is not unusual. Every slope is walked and every piece of soft metal checked.
Can the crew get through the gate?
The contractor arranges it with you and the gatehouse. Mention the gate on the first call.
Is a 1987 Stonebriar house on its original roof?
Almost certainly not. Ask when it was last replaced; the city's permit record may know.
A Roof With More Than Six Slopes?
Say the size of the house. The contractor plans the day accordingly.
