Roofing and Siding in Little Elm

Little Elm's housing is even more concentrated than Frisco's: about 36 percent of homes from the 2000s, 42 percent from the 2010s and 14 percent since 2020, with a median build year of 2011. The lakeside town grew up in the same twenty years as its neighbor to the east.

One Generation of Roofs

Fewer than one Little Elm home in ten predates 2000. That leaves a town of first roofs: the 2000s cohort reaching full age now, the 2010s cohort young but storm-tested, and a large 2020s cohort still under builder warranty. The pattern is Frisco's, shifted two years newer.

  2. 2000 to 2009
  3. 2010 to 2019
  4. 2020 or later

Seven in ten occupied homes are owner-occupied, so most of those roofs belong to the people living under them.

How the Town Handles Permits

The Town of Little Elm's residential permits page states that all permits and contractor registrations are completed online through its permit system, MyGov, and that a homeowner in an association may need to provide proof of architectural review approval before the town approves a permit. The page read does not list which jobs need a permit, and it links to a residential building packet this site did not read, so whether a re-roof or siding job needs one is a question for the portal or the town's staff at 100 West Eldorado Parkway.

The order matters: association approval first, then the town, then the crew.

Lake and Wind

Much of Little Elm fronts Lewisville Lake, and houses on the water have one long elevation facing open water with nothing to break the wind. Wind-lifted shingles, creased ridge caps and lifted upper-story siding on that side are the common calls, on top of the hail that the dated storms brought to the Frisco side of FM 423.

See roof repair for wind damage and the storm record for the dates. The 2.5-inch report of March 14, 2024 was logged at Eldorado Parkway and FM 423, on the Frisco side of the line.

Questions From Little Elm

Does Little Elm require a permit for a re-roof?

The town's page read for this site does not say. Permits run through the MyGov portal; a contractor registered there will know the current rule.

Do I need HOA approval before the town approves my permit?

The town's page says a homeowner in an association may need to provide proof of architectural review approval first. Ask your association early.

Are lakefront roofs treated differently?

By the weather, yes. The exposed side takes the wind and the sun, and a contractor inspects it first.

Is a 2021 Little Elm house too new to worry about?

Age, yes. Storms and builder workmanship, no. Keep the warranty paperwork and get an inspection after any hail event.
