Roof Inspection Before a Sale or a Renewal in Frisco

Three questions bring people to this page: a buyer wants to know what is on the house, a seller wants no surprises, or a renewal letter asks for the age of the roof. All three start with the same walk.

In Brief

A written condition report after a full walk: shingle condition by slope, flashing and boots, vents, decking where visible, estimated remaining service life.

The installation date of a Frisco re-roof is often in the city's permit records, which is better evidence than anyone's memory.

This site does not deal with insurers. The report is yours; what you do with it is yours.

Finding the Date of the Roof

On a 2000s Frisco house, the roof is either original or has been replaced once, most often after March 2019 or March 2024. Because the city handles a re-roof as a Self Service permit, a replacement done by a registered contractor should have left a permit record searchable by address on the city's eTRAKiT portal. The permit guide explains it.

No permit record does not prove no replacement, and a permit record does not prove good work. It gives the inspection a date to work from.

What the Report Covers

  • The shingle product where identifiable, its approximate age and its condition slope by slope.
  • Hail and wind evidence, with the dated storms on the record page as context.
  • Flashing at walls, chimney chases and penetrations; pipe boots; drip edge; valley metal.
  • Ventilation: intake at the soffits and exhaust at the ridge or vents, and whether the two are in balance.
  • The deck, as far as it can be judged from above and, if there is attic access, from below.
  • Gutters, fascia and the upper-story siding the roof meets, because a buyer's inspector will note them anyway.
  • An estimate of remaining service life, stated as the contractor's opinion.

Report scope is general trade practice; the contractor sets its own format.

Buyers, Sellers and Renewals

Buying. A general home inspector looks at the roof from the ground or the eave. A roofer walks it. On a house from the 2000s cohort the difference between an original roof and a 2024 roof is the single largest unknown in the purchase. Selling. A report before listing turns the roof from a negotiation into a fact. If the roof is at full age, a quote for replacement alongside the report lets the price reflect it without a last-minute scramble. Renewal letters. Insurers sometimes ask for the roof's age or a condition statement. The inspection provides the age and condition. This site has no part in what the insurer does with it, and the contractor is not acting for you in any claim.

Questions on This Page

How is this different from a hail inspection?

A hail inspection looks for storm damage. This one looks at everything and writes it down, with the storms as one input.

Can a seller use the buyer's report?

Ask the contractor whose name the report is in. Reports are generally addressed to the party who ordered them.

Will the inspection tell me the exact year?

Only if a permit record or a manufacturer's date code is found. Otherwise it gives an age range from wear.

Does an old roof fail a sale?

No. It changes the price. A roof at full age with a current quote attached is a known cost, which buyers handle better than an unknown one.

Need the Roof in Writing?

Say whether you are buying, selling or answering a letter. The contractor writes to suit.
