Siding Repair in Frisco

One split plank on a back gable, a swollen bottom board on a chimney chase, a corner that gives when pressed: these are repairs, and on a Frisco house they are repairs done from a ladder.

In Brief

A siding repair replaces or refastens a defined set of boards and reseals the joints around them.

Fiber cement does not rot, but the sheathing behind it does when water gets past a failed joint or a missing flashing. The repair is only finished when the cause is fixed.

Repairs are matched to existing planks; a repainted patch on a twenty-year-old wall may read lighter until the next whole-wall paint.

Common Repairs on Frisco Houses

  • Split or cracked planks from a nail driven too close to an edge or from impact. The plank is cut out and replaced.
  • Swollen bottom edges where boards sit too close to a roof surface or a cap and wick water. The usual fix is a replacement board with the proper gap, and sometimes a kick-out flashing that was never installed.
  • Open butt joints between planks where caulk has failed. Resealed, or re-flashed behind with a joint flashing.
  • Soft outside corners, often wood corner boards on an otherwise fiber cement wall. Replaced with fiber cement or PVC trim.
  • Hail chips and cracks in upper-story planks facing the storm, which the storm record dates. Chips are cosmetic; cracks admit water.
  • Woodpecker holes in wood or composite trim, more common near the creeks and greenbelts the city runs through.

Finding the Cause

A board that failed on its own is rare. More often the board is where water showed up, not where it came in. A contractor repairing siding should look up: at the fascia above, the roof-to-wall flashing, the window head flashing, the chimney cap. Replacing the board without that look means replacing it again in three years.

On a two-story house the look is from a ladder or the lower roof, which is why these small jobs are contractor jobs and not Saturday jobs.

General trade practice.

Repair or Replace the Wall?

A handful of planks on a wall whose paint and caulk are otherwise sound is a repair. A wall where every joint has opened, the paint has chalked through and the bottom course is soft from end to end is a replacement, and a repair on it is a short-term measure. The contractor will say which; ask for the reasoning.

Questions on This Page

Can a single plank be replaced in the middle of a wall?

Yes. The plank above is lifted, the nails are cut, the damaged plank slides out and a new one slides in with blind nailing and a joint flashing.

Will the repair match?

In profile and texture, yes. In color, after painting, close; a whole-wall paint at the next cycle makes it disappear.

Is it worth repairing siding on a house I am selling?

A soft or split board is the kind of thing a buyer's inspector photographs. A repair before listing is cheap relative to the negotiation it prevents.

Does the association need to approve a repair?

Like-for-like repairs usually do not need review, but check. A change of color or trim profile usually does.
