Flashing and Pipe Boots on a Frisco Roof

Shingles get the attention; the parts that leak first are smaller. On a 2000s Frisco roof the rubber collar around a vent pipe and the metal where the roof meets a sided wall are at the age where they give out.

In Brief

Flashing is the metal that carries water over every joint in a roof: around pipes, along walls, in valleys, at the eave. A pipe boot is the flashing for a plumbing vent, with a rubber collar that splits with age.

On a two-story Frisco house the longest flashing runs are where lower roofs meet the fiber cement upper walls, which is also where siding and roofing crews each assume the other handled it.

Replacing boots and flashing is a repair, not a re-roof, when the shingles around them are sound.

The Parts, and How They Fail

  • Pipe boots. A metal or plastic flange under the shingles with a rubber collar gripping the pipe. The collar splits in the sun after fifteen to twenty years, and the leak drips straight down the pipe into a wall or ceiling. The fix is a new boot, or a retrofit collar over the old one where the flange is sound.
  • Step flashing. L-shaped pieces woven into each course of shingles where a roof slope runs along a wall. Behind fiber cement siding it is covered by the boards; behind brick it should be counterflashed into a mortar joint. Reused on a re-roof, it is a common source of leaks that appear a year after a new roof.
  • Chimney chase flashing. A sided chase has step flashing on its sides and a pan at its base. The cap on top is sheet metal that rusts and lets water into the chase itself.
  • Valley metal. On open valleys, a metal channel that corrodes and lifts. On closed valleys, the shingles themselves, which wear fastest there.
  • Drip edge. The metal at the eave and rake that keeps water off the deck edge. Frisco's submittal guide requires it at all exposed decking.
  • Vent and exhaust caps for bath fans and kitchen hoods, with their own small flashings and flappers that stick.

The Siding Boundary

On most Frisco houses the upper story is fiber cement above a brick first floor, and lower roof slopes, porch roofs and garage roofs run into those sided walls. The step flashing there is a roofing part that sits behind a siding part. When a siding crew replaces the boards and leaves the old flashing, or a roofing crew replaces shingles and tucks new flashing under old boards without a proper lap, the joint leaks. Ask whichever contractor is working at that line who is responsible for the flashing, and get the answer in the quote.

The upper-story siding page covers the other side of that line.

What the Job Involves

A flashing or boot replacement means lifting the surrounding shingles, removing the old part, installing the new one lapped so water runs over it rather than behind it, and resealing the shingles. On a brick wall, proper counterflashing means cutting a reglet into a mortar joint, which some contractors skip in favor of a bead of sealant. Sealant is a two-year fix; the reglet is a twenty-year one. The quote should say which.

Questions on This Page

Can boots be replaced without a re-roof?

Yes. It is one of the most common roof repairs and takes an hour or two per boot.

Why does my new roof leak at the wall?

Often because the step flashing was reused or lapped the wrong way under the siding. A contractor can open one course to check.

Is a sealant bead at the brick line normal?

Common, but it is a short-term fix. A mortar-joint reglet with counterflashing is the lasting method.

How many pipe boots does a house have?

One per plumbing vent, typically three to six on a two-story house, plus bath and kitchen exhaust caps.

A Drip Down a Pipe or a Wet Wall?

Say where. These are small jobs that get bigger when they wait.
